It drastically simplifies the process of managing the establishment and also brings the quality of service to a new level. It was interesting for our team to dive into the sphere of the IoT for real estate business and understand all the nuances of this direction. Collaboration with Polku and Twinly teams is a fun experience where we can brainstorm, develop concepts, and test different ideas. Thinking out of the box allowed us to evolve into a better version of ourselves.

Twinly & Polku: property management IoT-based analytics services
Geniusee’s expertise in IoT development made us a proper partner for Finland's Real estate service development company. Together we tailored a unified platform based on IoT solutions with multiple functions in different areas of property management and rebuilt the existing app system. Building owners, property managers, users, and other relevant stakeholders can benefit from creating digital twins since they enable versatile data flow between buildings, predictive facility management, and comprehensive building management.
Business Context
Our partner, Polku Innovations, is a well-known tech company specializing in built environment digitalization, IoT, and cloud solutions or, in one word —- IoT property management. They also owe a scalable 3D visualization platform for buildings' digital twins —- Twinly.
This solution was highly evaluated by the primary audience —- real estate companies, property management agencies, and property experts, as well as property owners and building managers. We empowered them with complex real-time deep analytics that allowed them to cut costs and boost sales.
Furthermore, Geniusee collaborated with Polku in the development of Twinly, a scalable platform for building digital twins in 3D that utilizes our proprietary deep technology and the power of the IFC standard. A single, easy-to-use, mobile-first interface aggregates building data from multiple data sources using IoT solutions.
Key challenges:
- Keep the system running while increasing its complexity by adding new powerful and resource-demanding features
- Work with a vast amount of new data that comes in every second from smart devices placed in multiple properties
- Optimize each request to run through an extensive database
- Run triple checks for each solution, even for well-known, and their joint work with the central system
- Assure productivity, speed, and velocity of three different databases

Creative approach
As this project fits into a very narrow niche of supporting smart building technology, there are no off-the-shelf solutions that could be customized to fit the project requirements. If the issue appeared, we had to cut the problem into smaller pieces and try different approaches and methods until we found the best solution.

Direct communication with databases
We had to ensure high-quality results and productivity of the system that receives loads of data every fraction of the time. We encoded data processing that comes in TimeSeries DB and their storage with a time bind. This allowed us to provide excellent speed and security.

Module data system
In data modules, the data and algorithms are described along with rules for combining and shaping the data to prepare it for analysis and visualization. We put together different types of modules for frontend, backend, and API connectors to ensure high system productivity and automate critical tasks.

Law regulations
Requirements for data storage differ in dependence on country, region, and many other factors. For example, some end clients must keep their data in Finland, so their data centers are there. We had to tailor a solution that will be fitting up for the need of end customers.
Process
Geniusee usually starts working with a client from a discovery phase, yet, here, we skipped this part as Polku and Twinly team already knew what they needed and had a platform that needed redesign and upgrades. We developed proactive collaboration with the client, offering solutions and improvements based on our expertise, market, user, and competitors' research.

Due to our decision to go cloud, we had to choose suitable and alignable technologies. For high-load projects and high customer rates, we developed elevated technical solutions for IoT platforms and 3D model rendering.
